NEWPORT COAST MASTER PLAN: Michael Madden was involved in the forefront of the master planning and design efforts of this prestigious resort community, beginning in 1989 while Director of Planning at Richardson, Nagy, Martin, and upon establishing his own planning and design consulting practice in 1990.  Mr. Madden was involved in extensive design and strategy sessions with Mr. Donald Bren and the Irvine Company.  As the lead planner in these strategy sessions Mr. Madden was in charge of developing the overall community master plan, community theme and architectural character, physical land planning and design issues, their relation to marketing of residential product types, and the relationship of the proposed built environment to the land.  This master planning effort resulted in the project’s receipt of the 1990 PCBC Gold Nugget Grand Award.

PELICAN HILL: Michael Madden Associates provided all site planning, design and grading studies for this hillside residential neighborhood of 146 custom home sites. Mr. Madden worked closely with the projectís civil engineer to develop slope and wall criteria, placement and location. Mr. Madden developed studies to evaluate view premiums and the relationship of the architectural building mass to the sloping pads. This information allowed The Irvine Company to determine maximum building height allowances for each lot to maximize market value.

WISHBONE HILL: Michael Madden Associates provided site planning, grading and design services for this 285 acre hillside village

comprised of 85 custom estates. Properties were proposed to range from 2 acres to 8 acres in size. Mr. Madden prepared detailed and extensive building envelope analysis for each estate site to maximize the possible view opportunities and allow The Irvine Company to assess the physical impact on lot developments as applied to market values.

PHASE II RESIDENTIAL VILLAGE: Mr. Madden was retained by The Irvine Company as a planning and design consultant to oversee the completion of the site design studies and preparation of entitlement documents for this phase of the project. 180 degree panoramic view opportunities of the golf course and Pacific Ocean required careful planning and design considerations to maximize potential premium values while remaining true to the hillside community concept.

PHASE III RESIDENTIAL VILLAGE: Mr. Madden was retained by The Irvine Company as project manager to direct the planning and design efforts for this 450 home hillside village. Mr. Madden managed the multi-disciplinary project team on the development of planning, design and engineering plans and the preparation of entitlement documents.

RESIDENTIAL VILLAGE 2B-3: Michael Madden Associates provided planning and design services to The Akins Companies to assess in detail the intended neighborhood concept established for this village utilizing the proposed product type provided by the client.
